How do you set the rent?
We look at rents achieved in your neighbourhood in recent months, how quickly live listings are let, and your home's condition (floor, aspect, furniture, parking). Too high a rent leaves a home empty; our aim is the right tenant without empty months.
How do you know a tenant is reliable?
ID, employer and income details, and a reference from a previous landlord if needed. The decision is always yours; we screen candidates before presenting them.
Can I let my home furnished?
Yes. For furnished lettings we attach an inventory with photos to the contract, so comparing at move-out is easy.
How do annual rent increases work?
For residential leases, the annual increase cannot exceed the 12-month average of the previous year's consumer price index (TÜFE). We write this rule and the increase date clearly into the contract.
Does filling in the form commit me to anything?
No. The form is only so we can get to know your property. Hear our price recommendation and carry on only if you want to. An agency agreement is made only when you decide, and in writing.
Where are my photos used?
Only inside our office, to assess your property. They are never published anywhere without your permission. If you go ahead with a listing, we take professional photos.
